Greater Napanee council has approved the sale of 15.5 acres of municipally owned land on Camden Road for $1.55 million.
The property at 491 Camden Road, known as the former Suddard Subdivision lands, was sold to Red Tree Developments. The company plans to develop a privately owned residential or retirement community.
The proposed development could include single detached homes, multiplex units and maintenance-free adult lifestyle housing, along with private recreational areas. Roads, sidewalks, utilities, snow removal and property maintenance would remain privately operated.
The land was originally listed for $1.995 million. The Town expects to receive about $1.45 million after real estate and other costs.
The sale does not approve the development plan. Red Tree must still complete the required planning and development approvals.
The agreement includes measures to prevent speculation, including a requirement to advance approvals within two years. The Town can repurchase the land for 90 per cent of the sale price if milestones are not met.
Council also plans to discuss traffic speeds on Camden Road as development progresses.
